In the heart of one of the most promising spa areas in Bulgaria, a new modern spa complex is to be built, which will rely on the use of renewable energy sources. The project is by Rotas Capital Ltd. and envisages the construction of a hotel and six villa buildings on a regulated property in district 24 of the Belchinski Bani resort.
With the latest notification to the Regional Inspectorate for Environment and Water (RIEW) – Sofia, the investor provides technical details about the energy concept of the complex, including geothermal heating through 30 boreholes of 100 meters each.
The previous investment plan for the construction of the complex is from April last year, but it is not available on the website of the Regional Inspectorate for Environmental Protection – Sofia.
According to the submitted notification, the territory of the planned SPA complex falls within Belt II of the sanitary protection zone (SPZ) around the Belchinski Bani captation-exploitation facility (CEF) and borehole No. 1 xg, which reveals the mineral waters from the Belchinski Bani deposit.
Geothermal technologies
The core of the heating and cooling system will be ground-to-water heat pumps from Thermia, a Swedish manufacturer known for efficiency and low carbon emissions. The expected output of the system will reach 71.2 kW, which is quite sufficient for the heating and domestic needs of the entire complex. Full passive cooling is also provided in the warmer months, which will further reduce energy costs.
The geothermal drilling technology will be of the closed-hole type, with a double rotary head and modern drilling machines. Specialists will carry out thermal tests to ensure the efficiency of the system before commissioning.
Wastewater treatment
The investor envisages the construction of a biological wastewater treatment plant manufactured by the German company GRAF. The plant will work on SBR technology with activated sludge, without moving parts, and will achieve up to 98% purification. The purified water will be used to irrigate the green areas in the complex.
The project includes a sophisticated ventilation and air-conditioning system with regenerative heat exchangers, dehumidification chambers for the pool and control via a BMS (intelligent building management system).
About the company
„Rotas Capital Ltd. is a Bulgarian company, registered in 2008. The manager of the company is Ivaylo Lozanov Stefanov. Since March 2020, the sole owner of the capital is „Sator Capital“ Ltd, also registered in Bulgaria, it becomes clear from the Commercial Register.
A reference shows that in 2024. The Municipal Council of Samokov has given consent to Rotas Capital to build at its own expense a street water pipeline to its property in the resort. The property will then be transferred as public municipal property.
According to the submitted financial statement for 2022, Rotas Capital Ltd has not made a profit. Reported revenues amounted to BGN 21 thousand and expenses – BGN 67 thousand.
